The average daily rate of hotels in Kyoto City reached record-high 20,195 yen with the occupancy rate of 78.5% in 2024

DMO KYOTO announced that the occupancy rate of hotels in Kyoto City was 78.5% in 2024, 5.1 higher points than 2023. Although the yearly rate was 2.8 lower points than 2019, the monthly rates were higher in May, October and December than the same months of 2019. 

The average daily rate (ADR) was record-high 20,195 yen, higher than 17,403 yen in 2023 or 15,610 yen in 2019. Also, sales per room was 15,853 yen in 2024, higher than 12,774 yen in 2023 or 12,691 yen in 2019. DMO KYOTO analyzed that more hotels have shifted their business focuses from occupancy rate to price to secure profits as they have suffered from shortage of workforces and rise in prices. 

The occupancy rate of ryokans in Kyoto City was up 0.5 points year on year to 61.6% in 2024. There were ryokans that reduced available rooms and reception of school trips due to shortage of workforces. 

In December 2024 only, the occupancy rate was up 4.8 points to 80.9% compared to the same month of 2019. DMO KYOTO said that part of demands shifted from November to December because coloring of autumn leaves were delayed.

Japanese guest nights totaled 395,636 in December 2024, exceeding the numbers in November for the first time. Foreigner guest nights were up 32.7% year on year to 519,229 (up 120.5% over 2019), which accounted for 56.8% of the total.  The biggest source market was China with the share of 24.5%.

DMO KYOTO has forecasted that the occupancy rates will be 66.0% in January, 66.6% in February and 75.4% in March. The last-minutes bookings are expected to increase in March, depending on blooming timing of cherry blossom.
